Get all your info together:


Items include a recent tax muskoka bill, survey documents, any water tests you have had done, septic information, rental equipment, list your improvements. While you at it, find all the receipts you can for any improvements to the property.

If you have a system of shutting the property down for the winter write it down in easy to follow directions.

Keep in mind your buyer may just have driven for hours to come and look at your property. They may be looking at many others on their road trip.

Take a walk around your Rosseau cottage and property and have another look with a buyers eye. Note anything you see that needs to be repaired, cleaned up or removed.

 

Clean it up, dress it up, fix it, if you don't have time get a local handyman (ask me for numbers), de-personalize, remove all the personal items all over the walls, fridge etc. Clean up outside, fix the dock, fresh paint if needed.

You are in competition with other Muskoka Lakes properties that may be two hours away (same distance for the buyer). Everything you can do to make the first impression a good one counts!
